Reporting to the Mortgage Servicing Supervisor, the Mortgage Servicer is responsible for the servicing of the Credit Unions real estate mortgage loans and home equity loans in compliance with regulatory requirements while being responsive to the needs of members.


ESSENTIAL JOB FUNCTIONS

  1. Provides exceptional customer service, maintains a cooperative and professional manner with internal and external customers.
  2. Processes all new loan set up for all mortgage and equity loans into core system.
  3. Manage the operational tasks on secondary market mortgages (including the selling, funding, and setting-up, servicing and paying of all secondary market loans).  
  4. Responsible for the timely reporting and reconciliation of all secondary market accounting (custodial accounts, general ledger accounts and overage/shortage reconciliation). 
  5. Responsible for the tracking, payment and cancellation of all escrowed accounts to include taxes, insurance, private mortgage insurance and forced place insurance with Lee & Mason.
  6. Prepares and distributes Subordinations to appropriate parties for 1st and 2nd mortgages.
  7. Provides assistance to members and other departments in the credit union.
  8. Track and disbursement construction loans and holdbacks (inspection and title run-up fees).
  9. Track prime rate changes for the mortgages and equities, as well as daily rates with Fannie Mae.
  10. Monitors and pays various bills including invoices for appraisals, credit reports, attorney fees, inspection fees, and title run-up fees.
  11. Reconcile all related real estate general ledger accounts and mortgage servicing checking accounts
  12. Processes payoff requests received from attorneys and members, as well as process payoffs received, to include preparation and distribution of mortgage discharge.
  13. Review/Process files for Quality Control Process.

EXPERIENCE REQUIREMENTS (Education, Work Experience, Industry Knowledge) 

  1. High School diploma or equivalent preferred.
  2. Bank teller experience and/or mortgage background is preferred.
  3. Experience in a position involving extensive public contact and phone communication is preferred.
  4. Familiarity working in a cross-functional team environment is preferred.
  5. Working knowledge of PC based programs including Microsoft Office© suite & Outlook.

WORK ENVIRONMENT

This job operates in a hybrid environment.  This role routinely uses standard office equipment such as computers, phones, photocopier/scanner, filing cabinets, and fax machines. 40 hour work week, Monday through Friday.

PHYSICAL DEMANDS/CONDITION REQUIREMENTS 

Physical requirements include, but are not limited to, ability to move from floor to floor; climb ladder in vault to remove files as needed; bending & lifting; sitting or standing for a long period of time; and ability to use the computer for a long period of time.

Satisfactorily completes all required compliance training and complies with all regulations, which apply within the scope of the position, including but not limited to the Bank Secrecy Act (BSA) and all regulations that fall within the BSA.
